First Home Buyers Assistance Scheme — Requires occupying the home for 12 continuous months within 12 months of settlement. Use the calculator above to apply it to your purchase price.

How much is stamp duty on a $700,000 home in NSW?

When do you pay stamp duty in NSW?

Transfer duty is a one-off cost paid around settlement, not an annual tax. Your conveyancer usually pays it to Revenue NSW as part of settlement, so budget for it on top of your deposit.

Is stamp duty charged on the price or the property value in NSW?

On the dutiable value — the greater of the purchase price and the property's market value. For a normal arm's-length sale that's just the contract price; a below-market or gifted transfer is assessed at market value.

Do first home buyers pay stamp duty in NSW?

Not below $800,000. The First Home Buyers Assistance Scheme fully exempts homes valued up to $800,000 and tapers a concession to nil at $1,000,000. Vacant land is exempt to $350,000. New and existing homes share the same thresholds. New-home buyers may also receive the $10,000 First Home Owner Grant (New Homes) for new homes up to $600,000.

What is the foreign purchaser surcharge in NSW?

Foreign buyers of residential property pay surcharge purchaser duty on top of standard transfer duty — assessed separately by Revenue NSW. This calculator covers standard duty for Australian residents only.
