When do you pay stamp duty in Queensland?

Transfer duty is a one-off cost paid around settlement, not an annual tax. Your conveyancer usually pays it to Queensland Revenue Office as part of settlement, so budget for it on top of your deposit.

Is stamp duty charged on the price or the property value in Queensland?

On the dutiable value — the greater of the purchase price and the property's market value. For a normal arm's-length sale that's just the contract price; a below-market or gifted transfer is assessed at market value.

Do first home buyers pay stamp duty in Queensland?

First home buyers of a new home pay no duty, with no value cap (from 1 May 2025). For an established first home, duty is nil up to $700,000 and phases in to $800,000. New-home buyers may also receive the $30,000 First Home Owner Grant for new homes up to $750,000.

What is the QLD home concession?

Anyone buying a home to live in — not just first home buyers — can claim the home concession, a lower rate on the first $350,000 of value. Switch on "I'll live in this home" to apply it.
