When do you pay stamp duty in WA?
Transfer duty is a one-off cost paid around settlement, not an annual tax. Your conveyancer usually pays it to RevenueWA as part of settlement, so budget for it on top of your deposit.
Is stamp duty charged on the price or the property value in WA?
On the dutiable value — the greater of the purchase price and the property's market value. For a normal arm's-length sale that's just the contract price; a below-market or gifted transfer is assessed at market value.
What is the first home owner rate of duty in WA?
Eligible first home buyers pay no duty on a home up to $500,000, with the concession phasing out at $700,000 in Perth/Peel or $750,000 elsewhere. Vacant land is exempt to $350,000. You may also receive the $10,000 First Home Owner Grant for new homes up to $800,000.
